Protect Your Philadelphia Property From Deed Fraud

Home Owner Blueprint

What Is Deed Fraud?

Deed fraud sometimes called title theft happens when someone illegally transfers ownership of your property without your knowledge. Criminals may forge your signature on a deed or impersonate you to record false documents, then attempt to sell or mortgage your property.

Philadelphia homeowners, especially those with vacant or inherited properties, have been targeted in recent years.

How Philadelphia’s Deed Fraud Guard Works

The City of Philadelphia offers Deed Fraud Guard, a free alert system that notifies you whenever a deed, mortgage, or other property-related document is recorded under your name. If you receive an alert you don’t recognize, you can take action immediately—before major financial or legal damage occurs.

How to Sign Up for Deed Fraud Guard

  1. Visit the City’s Deed Fraud Guard registration page

  2. Enter your name and email address

  3. You’ll receive an email confirmation and will be alerted any time your name appears on a new recorded document

What to Do if You Suspect Fraud

If you receive an alert and suspect fraudulent activity:

  • Contact the Philadelphia Department of Records immediately (City Hall, Room 154, or by phone)

  • Report the incident to the District Attorney’s Economic Crimes Unit at (215) 686-9902

  • Consider hiring a real estate attorney to help confirm ownership and file corrective actions if necessary

Additional Ways to Protect Your Property

  • Keep your mailing address updated with the city

  • Regularly check the Philadelphia property records search

  • Maintain owner’s title insurance, which can protect you against losses from forgery or impersonation.

Deed fraud can happen to anyone but by registering for Deed Fraud Guard, you’ll get real-time alerts to help you act quickly. Protecting your property is one of the most important steps you can take as a Philadelphia homeowner.
