So which one is actually better?

It comes down to a single trade.

Option two saves you $14,207 at the closing table. Option one saves you $67 a month. The monthly savings need about seventeen and a half years to catch up.

For most first time buyers, that math is not close. Getting into the house is the hard part, and $67 a month is roughly two lunches.

Here is a piece almost nobody factors in when they are comparing a mortgage payment to their rent.
